Windsor

If you are planning an extension, renovation or new house in Windsor, it helps to understand the site properly before design work goes too far.

I work on residential projects in Windsor and the surrounding area, helping homeowners improve existing houses through extensions, refurbishments, internal reconfiguration and carefully considered new-build homes. In Windsor, the best projects tend to come from a clear understanding of the house, the street and the planning context, rather than simply trying to add as much space as possible.

Residential projects in Windsor

Windsor has a very particular character. Some streets are formal and historic, others more leafy and suburban, but across the town there is usually a stronger sensitivity to appearance, scale and setting than in a more typical edge-of-town location.

Typical projects include rear and side extensions, loft conversions, full house refurbishments and replacement dwellings. Often the most successful schemes are the ones that improve flow, light and day-to-day use of the house while still feeling settled in their surroundings

Planning permission in Windsor

Windsor falls within the Royal Borough of Windsor and Maidenhead, where development is guided by the Borough Local Plan, the Windsor Neighbourhood Plan and supporting guidance such as the Sustainability SPD. While some projects are straightforward, Windsor often brings additional planning sensitivities.

Heritage is typically the key factor. Conservation areas and the setting of listed buildings can influence scale, materials, roof form and how proposals are seen from the street.

Trees and landscape can also be important, particularly on mature plots or within conservation areas. Flood risk may affect sites closer to the Thames, and in some cases supporting information such as tree, drainage or flood reports may be required.

Ecology is also worth considering early. Roof works or older buildings can occasionally trigger bat or protected-species requirements, depending on the site.

A Practical, Local Approach

Every project is different, but the aim is the same: to develop a design that works well, suits the character of the site and stands a good chance of planning approval.

Working locally means I understand the kinds of houses found across Windsor, the policy background that shapes residential applications, and the site constraints that can affect what is realistic. If you are considering a project in Windsor, I am happy to talk it through and give you a clear sense of what may be possible.
